To help maintain a safe and respectful environment for everyone, we require a signed Guest Agreement prior to check-in. This confirms acceptance of our house rules and stay policies. As part of our standard booking process, we also conduct background checks before finalizing reservations. These steps are not meant to inconvenience anyone — they are simply part of how we protect our guests, our neighbors, and the property itself. We truly appreciate your understanding and cooperation.

Our sofa is a sleeper, which makes it perfect if you’d like to bring an extra guest along. While it’s super functional, we want to be transparent that it’s on the firmer side (think supportive rather than sink-in cozy). We provide extra throw pillows to help make it more comfortable for lounging, and of course it easily converts into a bed when needed.

Easy, No-Stress Checkout

We do charge a cleaning fee, which allows us to keep checkout simple and hassle-free. We don’t believe in long chore lists. As long as the apartment is left in reasonable condition (no damage, excessive mess, or policy violations), you’re free to enjoy a relaxed morning — maybe even a warm cup of coffee before heading out ☕

Maintenance & Property Access

As required by the apartment complex, maintenance staff may occasionally need access to the property for routine upkeep or necessary repairs. While this is not frequent, we want to be transparent that it may happen from time to time.

For your peace of mind:

All access codes have been updated.

Individuals involved in a prior unauthorised entry are no longer employed by the complex.

Your safety and privacy are extremely important to us.

📞📠 WE DO NOT ACCEPT BOOKINGS FROM LOCALS. We do not accept Google Voice or Service Phone Numbers and we are authorized to cancel the booking if confirmed.

🏠📢House Rules:

- ✍️🪪 We do not allow bookings made by guests under 25.
- ✍️👨‍👩‍👦ALL guests must sign a rental agreement and provide a copy of government ID prior to check-in.
- 💳💸For non-Airbnb bookings, a credit card hold is required as a deposit. This is automatically released after your stay, provided no damages occur.
- 🤔😁Early check-ins (before 4 PM) require host approval. A confirmed booking does not guarantee early access — please message us to check availability.
- 📞📠We’ll call to verify your reservation before check-in. We do not accept Google Voice or service phone numbers, and reserve the right to cancel if this is the case.

🚭🌳Other Things to Note:
No smoking inside. Outdoors, please stay at least 10 feet from the home and fully dispose of cigarette butts — our tree-filled neighborhood is fire-sensitive.

😃🍵With our cleaning fee, we offer a no-stress check-out. As long as the home isn’t left in poor condition, you can enjoy a warm cup of coffee before heading out!

We take great care in maintaining our grounds, and we're proud to have a dedicated gardener. Currently, he doesn't follow a fixed schedule but tends to the garden whenever he believes it's time for some care. Thank you for understanding and appreciating our green spaces!
